Tenant Charges

Transparency for Tenants:

Please see below the fees we charge prospective tenants once they have found a property they wish to rent:


Administration/reference fee for first one/two tenants*

Subsequent tenants


Usually one months rent



Once your references have been approved you will need to pay:

One months rent in advance and one month’s rent as a deposit which will be registered with the Tenancy Deposit Scheme.

Taking Payments:

Preferred BACs transfer direct to our account -

*The administration/reference fee covers the cost of checking your ID and proof of address, running a credit check and obtaining references from your employer and current or past landlords to ascertain your suitability and affordability for the tenancy. This also include Right to Rent check under the Immigration Act 2014.

Deposit Scheme

Stennett Properties are a member of the Tenancy Deposit Scheme (TDS).

 The directors of Stennett Properties are solicitors and follow the same high standards as those in place for Stennett solicitors in relation to standard of customer care and accountability. Client's money is kept in a separate account and our accounts are audited annually. We do not belong to the Client Money Protection Scheme but have an insurance policy in place with Dual Corporate Risk Limited which protects our clients' money. Details of our policy can be given on request.
